Limiting Disruptions and Downtimes During a Commercial Roof Job

Commercial roofing maintenance or replacement can get loud and messy. Plus, you and your building’s occupants might need to make a few necessary adjustments to accommodate the work. But the good news is that there are a few easy ways to limit the disruption and downtime caused by a commercial roof job.

  • Put up adequate signage in the building about the work beforehand. Make sure these are easy to spot. Right by the entrance of the property or along the bank of elevators are just a few examples. Sending an email about the purpose of the project and when the work is happening to the building’s tenants will also help.
  • Designate a few parking spaces for the roofing contractor. Make sure the property’s occupants know about this temporary change as well. Email them about it, or post a written notice in the common area. This helps clear up any issues or confusion about limited parking spots and, at the same time, ensures the commercial roofing crew will have clear, easy access to the building as they deliver materials or arrive for the actual work. It should not be limited to parking spaces, however. Make sure there’s also a service elevator they can use to reduce traffic in the main elevators and stairwells.
  • Make some ground rules about noise generation at the job site. If it’s a roof replacement, you can do this by choosing a tough but quality material that will require less hammering. You can also set guidelines about noise generation with your roofing contractor. Playing loud music at the worksite, for instance, should be a no-go. Or, if a crew member has to communicate with another one, do it some other way instead of yelling out each other across the roof.
