4 Qualities to Look For in a New Roof

A new construction roofing project is one of the most critical parts of building a home. This is why it’s important to pick the right product for it just as it is essential that the contractor is well-versed in this kind of roof. 1. Design

The roof’s design will actually determine the kind of roofing system you’ll use. Traditional properties, for example, have sloped roofs whereas modern and contemporary homes usually employ flat or low-slope roofing systems. For the latter, account for the drainage of the flat roof to ensure water doesn’t pool on its surface.

2. Long-Term Durability

For new construction, the durability of the roof is an important consideration. When choosing a roofing system, it’s important to look beyond the upfront price. While three-tab shingles do cost less than architectural asphalt, they have a shorter service life, which means you’ll have to replace the roof sooner than expected. Always think of the future when it comes to the durability of the roofing material.

3. Your Local Climate

Climate is a big factor in determining how long the roof lasts. Keep in mind that specific roofing materials or grades are engineered for certain climates, so look for those that can withstand your local weather.

4. Availability

Finally, figure out if the roofing material is actually available. Asphalt and metal are all readily available materials whereas higher-rated roofing materials like slate and tile may not always be. This is due to material availability and the fact that they need to be manufactured, even mined, for a specific project, and not all suppliers have the stock you need.
