Avoiding Bad Roofers: Watch Out for These Red Flags

Roofing projects are among the most expensive projects to do. That’s why it’s important to choose the right contractor to work on your property.

Unfortunately, there are a few bad apples out there, and some of them tend to stretch the truth when it comes to your roof. Here are red flags that indicate you’re working with a not-so experienced roofing contractor.

“You Need to Do a Complete Tear Off”

You’ll understandably be surprised when the contractor you’re planning to work for says that you need to do a complete tear off – which is essentially completely getting rid of the old roofing shingles and installing brand new ones.

Now, complete tear offs are actually a valid solution, especially when your roof is years past is its prime or has around 50% to 60% of its surface area affected by damage. Local roofing companies need to back up their claim with an infrared survey to show you that a complete tear off for your roof is a valid solution. Otherwise, leaky roofs can be solved by simply replacing the offending shingles.

“Our Prices Are Cheaper”

Price is important when it comes to roofing projects, but the word cheap isn’t exactly accurate. Roofing projects can get very expensive, and this is something that many homeowners already know. “Cheap” isn’t reassuring either as it implies that the quality of the workmanship and materials are substandard.

An honest roofer doesn’t cut corners to convince homeowners of their service. The terms “competitive” and “fair” pricing are more reassuring; the latter, especially, implies that while the price may be higher, you’re getting what you need from the service.

“Your Warranty Covers Everything”

Finally, be wary when a contractor states that the warranty they provide covers everything. There is no all-inclusive warranty, and, sometimes, certain provisions are excluded. Take the time to ask your prospective roofer important details about the warranty and how it works.
