Roof inspections differ from a professionally conducted roofing maintenance appointment, in that homeowners are encouraged to do this between appointments. In addition to keeping yourself up to date with your roof’s condition, roof inspections can save you money.

Why You Should Conduct Roofing Inspections

A typical roofing maintenance routine primarily consists of roofing maintenance scheduled every three to five years, conducted by a roofing professional. Between these appointments, homeowners are expected to perform visual inspections once a year and another after every storm. A roofing contractor should be contacted in case problems are found: damaged roofing, missing shingles or flashing, or a hole in the roof.

Whereas commercial roofing inspections are done by climbing onto the roof, homeowners are not expected to do so nor are they expected to do any repair work. One can simply take out a pair of binoculars on a clear day, visually inspect every inch of the roof from edge to ridge and take note of roofing problems. Some would choose to take the high-tech route by recording video using a camera mounted on a remote-controlled drone. Video inspections can be useful for later reference and review.

How Roofing Inspections Result in Savings

Roofs are constantly exposed to the elements the moment installation is completed. This means wear and tear is inevitable, no matter what you do. More than a few homeowners merely react to roofing problems, such as when rainwater starts leaking into their home or when the attic starts becoming too hot during summer. These problems are indicative of later stages of roofing damage, and roof repairs have a typically high cost.

These roofing problems are entirely preventable with routine inspections. The cost to repair minor problems, such as a missing piece of flashing or a torn asphalt shingle, is a mere fraction of a major repair job. One may think that insurance premiums will cover the repair costs, yet neglecting the roof may increase deductibles. No insurance provider would want to provide coverage for neglected roofs. Keeping a well-maintained roof can also prevent an unplanned roof replacement.
