Even a well-built roof can slowly wear out for several reasons. Several factors can cause this, including climate, extreme weather and nearby foliage. These factors will always contribute to damaging our roofs. To make sure your commercial roofing works the way it should, you have to think about where the roof is located. Standing Water
This happens mostly due to clogged gutter systems and/or poor roofing design. This must be addressed immediately, or the standing water on the roof can cause materials to deteriorate and eventually cause leaks. In some cases, standing water is a result of a manufacturer failing to consider the roof’s slope, or, other times, it’s just a clogged HVAC unit.
Wind Issues
Wind can cause quite a few problems for roofing products that aren’t properly installed or maintained. Specifically, flashing can be an issue here, especially if the pressure from wind combines with the internal air pressure from improperly installed flashing and causes what’s called wind uplift. Wind uplift can damage the seams and membrane if renovation roofing repairs aren’t done in time. High winds can also blow off chimney caps and vents, which can let water inside.
Leak Issues
Roof leaks are one of the most common problems for commercial products, and, in over 90% of cases, these are caused by faulty flashing installation. Flashing is installed on walls and curbs, and around protruding objects, and manufacturers often fail to account for the roof’s expansion and contraction due to the elements. But if your flashing is not the problem, then the pitch pan could be the culprit. These are used as sealants around a pipe coming through a roof. So, there’s a chance it’s not properly sealed if it gets damaged, or it was poorly installed.
