Membrane roofs are built to last, but they can still be prone to damage. Some issues are minor and can be easily fixed while others — such as seam failure — need more special attention. If your membrane roof has failed at the seams, you must have it checked immediately to avoid further damage.

  • Incorrect placement of insulation. Errors in insulation installation can lead to membrane seam failure. The insulation beneath the membrane will distort, causing fractures and rips in various roof parts.
  • Poor roof installation. This is known as the most common cause of seam failure. If seams are not properly sealed, there will be gaps where water can enter. When water penetrates the roofing material, mold, mildew, decay, electrical hazards and other moisture-related issues can develop.
  • Weathering. All roofing materials deteriorate over time. Ultraviolet (UV) rays from the sun, strong winds and heavy rains can all have a long-term impact on your roof. When exposed to these elements, your roofing membrane will shrink, become brittle and eventually deteriorate. If the seams are damaged, it’s time to replace the roof.
